Now The Eviction Management Co. team goes to work for you

What do they do?

2-5 Business Days

As soon as you submit your eviction requests with the required supporting documentation, one of our Team of unlawful detainer assistants will review everything, and once approved, we will prepare the paperwork to submit to the court. If we’re missing anything, we will send you an email letting you know what we need to proceed.

After your documentation has been approved, the paperwork has been prepared, and checks have been issued, we send everything to the Clerk of Court in your County for electronic filing. Los Angeles and Orange County, the Clerk of the Court will charge their filing & processing fees directly to you.  The Court’s processing time is about 24-72 hours from time of submission. We handle the entire process for you.

As soon as we receive the filed documents, Summons & Complaint, from the Clerk, we will email you the copies with your case number so you know that it’s been successfully filed. Typically the Court takes 24-72 hours to return the filed documents to us. Throughout the process, our Team will send you updates regarding the progress.

2-4 Weeks

Once the unlawful detainer, Summons & Complaint, has been filed, out Team will have the tenant served. Depending on your county and tenants, this can take a few days or longer. Once the tenant is served, he/she has 5 days to respond, if personally served, to the court by filing an Answer or a Motion. If the 5th day falls on a weekend or legal holiday, the tenant is afforded a little extra time to respond. If he/she does not respond by the end of the 5 days (also known as the end of answer period), you win and our Team will e-file your judgment for possession and you may request the writ of possession right after. You’ll receive an email letting you know if your tenant filed a response or if you won.

If the tenant files an Answer, a court trial hearing on the issues will be held. Once a hearing is held, the court will issue its decision.
